Wood rot, termite damage, and structural decay are among the most common reasons homeowners in Kansas City call a carpenter. Whether you have noticed soft trim around a window, a spongy patch in your subfloor, or damage flagged during a pest inspection, this guide will help you understand what you are looking at, why it matters, and what your actual repair options are. The goal is to leave you better informed than when you arrived, so you can make decisions based on fact rather than guesswork.

Dry Rot and Wet Rot: Not the Same Problem

Dry rot and wet rot are both fungal decay, but they behave differently and demand different responses. Dry rot is caused by a fungus that needs sustained moisture (not standing water) to grow, and it spreads through wood along the grain, sometimes traveling across masonry to infect new timber nearby. It leaves wood that is cubical in its cracking pattern, brittle, and crumbly when you probe it. Wet rot stays localized to wherever water is actively present and does not travel; it darkens the wood, makes it spongy and soft, and is usually found at the direct source of the leak. In Kansas City's humid climate, both conditions can take hold in sills, fascia, deck framing, and the rim joists of older homes where moisture accumulates during our wet seasons.

One reason decay can be hard to spot is that paint film often looks intact over both types of rot. A coat of paint seals the surface and can hold moisture against the wood beneath, actually accelerating decay while making it invisible from outside. This is why a screwdriver or awl is the carpenter's first tool: pressing it gently into suspect wood tells you whether sound timber is there or whether the wood is soft and compromised. Surface appearance, in other words, understates the problem more often than it overstates it. If you find soft wood under what looked like solid paint, the decay extends deeper than the paint line suggests.

Termite and Beetle Damage, and How It Differs from Rot

Termites and wood-boring beetles cause damage that looks and behaves very differently from fungal rot, though the two often occur together because the same moisture that invites decay also attracts insects. Subterranean termites, the common threat in this region, hollow wood from the inside along the grain while leaving a thin outer shell intact. They often build mud tubes across masonry to reach timber, and these tubes are one of the clearest signs of termite activity. Wood-boring beetles, by contrast, leave small round exit holes and a fine sawdust-like frass (insect droppings) on surfaces and in the wood. Both insects and fungi thrive in damp wood, so discovering one problem often means the other is present too.

Identifying insects and treating active infestations is the specialized work of a pest control operator licensed or registered in your state, not a carpenter. When you have a pest inspection done, you receive a report that documents where damage exists. A carpenter then removes and replaces the damaged wood, working from that report. We do not treat, fumigate, or claim to eliminate an infestation; we rebuild the structure that insects have compromised. This division of labor protects you: the pest operator brings expertise in identifying and controlling the insect, and the carpenter brings expertise in rebuilding what was damaged. Both steps matter, and neither substitutes for the other.

Reading the Signs Before You Open Anything Up

Before you call for an estimate, a simple visual inspection and some gentle probing will tell you whether decay or insect damage is likely present. Look for paint that blisters, peels, or holds moisture at window sills, door thresholds, and the base of exterior trim. Press your thumb gently against fascia, soffit, and trim boards; sound wood should feel hard and resist pressure, while decayed wood will feel soft or spongy. Use a flathead screwdriver or awl to probe suspect areas; a tool that sinks easily into wood rather than stopping at solid timber indicates decay. Check door and window frames to see whether they have shifted or changed how they close, which can signal movement in the framing beneath. Walk across floors and note whether any section feels soft, bouncy, or noticeably out of level. Inspect deck boards for flex and soft spots, and check where the deck ledger bolts to the house. In enclosed spaces like crawlspaces, basements, or under porches, a musty or earthy smell often points to moisture and decay.

None of these signs means you have an emergency, and all of them are worth a closer look by someone who can probe and measure. What matters is that surface appearance, as noted above, almost always understates the extent of decay. A board that looks solid from six feet away may be hollow two inches below the paint. This is exactly why a carpenter needs to open things up, probe the sound wood with an awl, and measure how much section is actually left. That probing is how you learn the true scope of the work and what your options are.

What Decay Does to a Floor, a Deck and a Wall

To understand what decay does to your home, it helps to trace the load path: the route that weight takes as it moves through the structure. In a floor, weight rests on floor joists, which span between bearing walls or beams. Those joists support the subfloor, which in turn carries the flooring and everything on it. At the perimeter, the rim joist and sill plate carry the weight of the exterior wall and transfer it to the foundation. In a deck, the ledger board (where the deck bolts to the house) is the connection that matters most; it carries half the deck's weight. When wood loses section to decay, it loses stiffness first. That is what you feel as bounce or flex in a floor or deck long before any structural failure occurs. As decay progresses, the member continues to lose strength, and eventually it cannot carry its design load. But the progression is gradual, not sudden, and the first sign is always the springiness you feel underfoot.

A joist that is 50 percent decayed cannot be repaired; one that is 15 percent decayed at one end can often be sistered (a new joist bolted alongside it to share the load). Second, where is the decay located? Decay at a bearing point (where the joist rests on a beam or wall) is more critical than decay at mid-span, and it often requires replacement. Third, can you actually close the water source? If the leak or moisture path is still active, any repair is temporary. Fourth, what do the two options cost when you account for access, labor, and materials? A carpenter should quote both repair and replacement where both are realistic, so you can make an informed choice.

Sistering is the middle path: a new pressure-treated joist or rim board is bolted alongside the damaged one, and together they carry the load. This works well when the decay is limited and the bearing points are sound. Epoxy consolidants (resins that harden soft wood) have a real but narrow use on non-structural trim like casing, baseboard, or fascia where the piece is worth saving for its finish or profile and the decay is shallow. Filler applied over structural rot is not a repair; it is cosmetic cover-up that masks the problem and will fail. A licensed pest control operator identifies insects, documents infestations, and treats active pest problems; they are regulated by your state and their work is covered by their own license and insurance. A carpenter removes decayed or damaged wood and rebuilds it with sound timber, closes the water path that allowed the decay to start, and handles the finish carpentry. A licensed structural engineer sizes beams, specifies load-bearing alterations, and provides engineered drawings where the structure is compromised; beam replacement and load-bearing wall removal commonly require both an engineer's design and a building permit.
